Midtown South Mixed Use Rezoning

The Midtown South Mixed-Use Rezoning Plan covers approximately 42 blocks between West 23rd and West 40th Streets, from Fifth to Eighth Avenues, and proposes changes to allow new residential development, including affordable housing, alongside existing commercial uses. Over the past year, CB5’s Land Use, Housing & Zoning Committee has reviewed the proposal in detail, held multiple public hearings, and engaged with a wide range of stakeholders—including residents, business owners, advocacy groups, and city agencies—to gather input and assess potential impacts. The committee has worked to ensure that community perspectives are fully documented and considered as the proposal moves through the Uniform Land Use Review Procedure (ULURP).

Included in the agreement is a requirement for the city to provide six-month updates to the community board on its progress in fulfilling its commitments in the MSMX plan. We will update this page regularly with that information.
